Also compare remaining interest and payoff dates: extending a loan back to 30 years can lower the payment while increasing the repayment period.

Consider gross income and monthly debts, but also expenses underwriting does not fully capture—childcare, travel, maintenance, utilities, savings, and lifestyle priorities.
